This is an example of a typical marketing plan for my listings. Marketing plans are customized to each property to showcase its best features and present it to potential buyers in the best possible way. Marketing plans for luxury properties feature advertising, social media and networking targeted to the luxury buyer.


  • Professional Photography and Virtual Tour     A professional photographer will shoot up to 30 photos of the interior and exterior of the home. A virtual tour of the home will be created at the same time.

  • Single Property Website     The home will have its own website ( which will be showcased on all property related advertising, promotional materials and social media.

  • Property Brochure     A 4/color brochure will be created that is specific to the home and includes a long version of copy with detailed descriptions of the home’s amenities.

  • Signage     A For Sale sign with my name and contact information will be posted in front of the property. Directional signs, if allowed by the city, will be placed in appropriate areas.

  • Broker’s Tour     The home will be held open on Tuesday or Thursday morning, depending on area, from 10am to 2pm so brokers and potential buyers can tour the property. A catered lunch is included.

  • Twilight Tour     The home will be held open one evening from 4-7pm. Wine & light appetizers will be served. Neighbors, buyers and Realtors are invited and the twilight tour is advertised as if it were a Saturday or Sunday open house.

  • Top Agent Network     The property will be promoted on the Top Agent Network website. I am a member of Top Agent Network, which is a private online community of the top 10% agents in the area who are responsible for selling 90% of homes in that area.

  • Multiple Listing Service     The property, including photos, virtual tour, property description, and showing instructions, will be posted to the local multiple listing service. The listing is then syndicated via an IDX feed to 25,000+ consumer and broker websites including, Zillow, Trulia, and more.

  • Dudum & Agent Websites     The property will also be featured on the Dudum Real Estate Group website as well as on my own website.

  • Home Folio Magazine     The home will be featured in a full page 4/color ad that runs monthly in Home Folio magazine.

  • Lamorinda Weekly Newspaper     The home will be featured in a 4/color Dudum Real Estate Group ad that runs in the Lamorinda Weekly newspaper.

  • Contra Costa Times     The home will be featured in a 4/color Dudum Real Estate Group ad that runs in the Contra Costa Times newspaper.

  • Saturday & Sunday Open House     The home will be held open on Saturday and/or Sunday from 1-4pm so buyers can tour the home and the property.

  • Open Home Guide Ad     Every open house will be advertised in local newspaper’s open home sections.  It will also be featured in the Open Home Guide on the day of the open house.

  •     The dates of the open house(s) will be posted on, which is how most buyers search for homes that are held open any day of the week.

  • Just Listed Postcards     Just Listed postcards will be either mailed or hand delivered to 100 neighbors around the home. The postcards include an invitation to the Sunday open house.

  • Social Media     The property will be posted and marketed on social media sites including Facebook, Pinterest, Instagram, and more. All open houses and brokers tour(s) are also posted to social media.

  • eBlast to Dudum Agents     An eBlast featuring the property and advertising the date of the brokers tour and open houses will be sent to all Dudum agents.

  • eBlast to Contra Costa Association of Realtors Membership     An eBlast featuring the property and advertising the date of the brokers tour and open houses will be sent to the entire CCAR (Contra Costa Association of Realtors membership which is made up of 4,000+ brokers and agents.
